South Street, St Andrews

Located within the heart of the St Andrews Conservation Area, this project reimagines and revitalises a hidden historic townhouse at 66 South Street. Set discreetly behind the main street frontage and accessed via a narrow wynd, the property comprises a three-storey early 19th-century dwelling with an underused courtyard and vacant rear outbuilding. The proposal transforms these overlooked spaces into a light-filled, contemporary home while carefully preserving the character and fabric of the existing building.

The design centres around unlocking the full potential of the site through considered reconfiguration. The redundant outbuilding is converted into a new kitchen, connected directly to the main house to create a seamless open-plan ground floor living environment. This new arrangement relocates the principal communal spaces to the garden level, allowing daily life to flow naturally between the house, courtyard and converted outbuilding. Bedrooms remain on the upper floors, creating a clearer separation between private and social spaces.

Natural light was a key driver in the design process. Due to the constrained urban setting and surrounding taller buildings, the existing ground floor suffered from limited daylight. The proposal introduces enlarged windows, new glazed openings overlooking the courtyard, and rooflights to the outbuilding roof. Together, these interventions dramatically improve brightness, views and the relationship between interior and exterior spaces.

The external works are deliberately sensitive and understated. Existing stone walls are repaired and repointed, original building fabric is retained wherever possible, and new materials are selected to complement the historic context. Although contemporary in function, the design remains respectful to its conservation area setting and hidden position behind the streetscape.

The result is a carefully considered urban retrofit that combines heritage sensitivity with modern living standards—bringing new life to a neglected courtyard property and creating a warm, functional and sustainable home in the centre of St Andrews.
